METHODOLOGY
How it works
Ontario Provincial Land Transfer Tax
All property purchases in Ontario are subject to provincial LTT. The tax is calculated on a graduated scale: 0.5% on the first $55,000, 1% on $55,000–$250,000, 1.5% on $250,000–$400,000, 2% on $400,000–$2,000,000, and 2.5% above $2,000,000.
Toronto Municipal Land Transfer Tax
Properties within the City of Toronto are subject to an additional municipal LTT that roughly mirrors the provincial tax, but with higher brackets above $2 million (2.5% on $2M–$3M, 3.5% above $3M). This effectively doubles the land transfer tax for Toronto buyers.
First-Time Buyer Rebates
First-time buyers may qualify for rebates of up to $4,000 on provincial LTT and up to $4,475 on Toronto MLTT. These rebates can eliminate LTT entirely on lower-priced homes, but only reduce — not eliminate — taxes on higher-priced purchases.
