METHODOLOGY
How it works
Gross Debt Service (GDS) Ratio
GDS measures your housing costs (mortgage payment, property taxes, heating, and 50% of condo fees if applicable) as a percentage of your gross monthly income. Most lenders require GDS to be 39% or lower.
Total Debt Service (TDS) Ratio
TDS includes all your housing costs plus other monthly debt obligations (car loans, credit cards, lines of credit, student loans). Most lenders require TDS to be 44% or lower.
Stress Test Consideration
Note: Canadian lenders also apply a stress test, qualifying you at the higher of your contract rate plus 2% or the benchmark rate (currently around 5.25%). This calculator uses your entered rate — actual qualification may be lower.
